A Little About Alex:
"I was born and raised near Atlanta, Georgia. After earning my BBA in Marketing at Georgia College and State University, I decided it was time for a major change of scenery. My love of the outdoors pushed me from the humidity of the deep south, all the way up to the frosty mountains of Breckenridge.
I spent most of my time in Summit County snowboarding in the winter, and hiking, mountain biking, and rafting during the summer.
Lucky for me, my education, natural talents, and drive to help people pushed me into real estate. Currently, I specialize in helping people find homes and sell properties in Summit County and Denver. Being able to help people own a piece of the most beautiful place in the world is truly a dream come true. If you need help finding a place in paradise, I am your guy!"

Alex Kimbrell has lived in Breckenridge since 2014 and has focused his real estate career on Summit County’s second-home and short-term rental market. His work centers on properties in the resort zones of Breckenridge — areas where zoning, HOA structure, and rental eligibility directly impact value.
He operates in the details.
Summit County is layered. Short-term rental regulations vary by town and county jurisdiction. Some neighborhoods have caps or waiting lists. HOA policies differ significantly in booking models and owner flexibility. Transfer taxes apply in certain areas. Financing eligibility can shift based on warrantable status.
Alex verifies these variables before advising on price or offer strategy. His approach is methodical and informed by market nuance.

Lauren Brown
Alex was an amazing realtor & quickly became our friend! He was flexible with his time to accommodate our schedule & was diligent about finding us listings that met our requirements. He was knowledgeable about the market & helped us understand the ins & outs of home buying (1st time buyers here!).
He ended up finding us a home we loved very quickly & helped us negotiate a deal that worked great for us & the seller. Not only did he help find our listing, but he helped us find our home inspector & several referrals for other projects we plan to do on our own!
Only downfall of finding our home so quickly is that we didn’t get to work with him longer 😊 Can’t recommend him more & already sending his info to friends & co-workers! Thank you for everything Alex, we are so grateful!!

I am so thankful we went with Alex as our realtor. We asked a lot of Alex, and he was always responsive, available to help, and maintained a positive attitude. (He was also extremely patient with us being very nitpicky buyers!) We felt confident in our offers having him on the negotiating table and we ended up with a deal that we are ecstatic about. He was helpful and informative throughout the entire process, from pre-approval all the way to move in. Highly recommend!

Alex just helped us buy our first home in Lakewood, CO. He was wonderful throughout the showing process and recommended homes outside of the area we were initially looking in, which was great to broaden our horizons. We ended up buying one he suggested - we absolutely love it and are so thankful for his suggestion! We were also up against 5 other offers and ended up getting the house! Alex was fast, responsive, personable, and professional.
Market Awareness That Reduces Risk
Summit County follows clear seasonal cycles. Inventory typically increases in late spring, peaks in summer, and activity slows during shoulder seasons. Winter listings can present access and inspection challenges due to snow and rental occupancy.
Alex helps clients align timing and pricing with these patterns.
When evaluating ski-accessible or STR-focused properties, he reviews rental history, consults with local property managers, and analyzes performance data across multiple sources to establish realistic projections.
When issues arise — whether septic inspections, HOA documentation, or lender misclassification of a non-warrantable property — he addresses them early and coordinates with experienced local professionals to keep transactions stable.
Operational Awareness
Summit County transactions often require coordination beyond a standard contract:
- Septic use permits (Blue River and surrounding areas)
- Snow-related inspection limitations
- HOA document review tied to rental eligibility
- Local lender familiarity with non-warrantable condos
- Property management onboarding timelines
Alex maintains relationships with inspectors, lenders, contractors, and STR managers who operate specifically in mountain conditions. He values efficiency and reduces unnecessary friction through preparation.
